04Commercial and Mixed-Use
Small buildings, big questions, plain answers.
Price the full cost of a space, and confirm the use is allowed, before you sign anything.
Commercial Occupancy Cost
Lease a space: base rent plus NNN or CAM, taxes, insurance, escalations, free rent and tenant improvements become one effective rent per square foot and a cost over the term. Buy a small mixed-use building: a first look at NOI, cap rate and DSCR.
What we work on
Space readiness: 6 questions
A quick check on the space you need, your budget, your timing and zoning. You get a stage (define, test the costs, or begin the search) and your next three steps.
Due diligence checklist
Key items to review before you lease, buy or invest. Pick one to see what to ask for, and tick it off as you go. Your progress stays on this device.
Zoning in plain English
Zoning decides what you may do with a property: the use, the size of the building, parking and signs. It is local, so two buildings a block apart can be treated very differently. If your plan does not fit, a town's zoning board can grant a variance, but use variances are the hardest to win.
The apartments above the store
Residential units in a mixed-use building follow New Jersey landlord-tenant law, in addition to local zoning and building requirements.
